We understand that each landowner is unique with different needs and circumstances. Very often there are joint owners and families involved, and like any partnership, good communication is important. We pride ourselves on being a friendly and professional company and with over 150 combined years of park & land development experience we are very sensitive to each land owners specific requirements. 

Our Development Process

Our landowners are at the heart of our entire process, we are with you from your initial inquiry to the day all your lodges have sold. Everything we do is to help you get the most amount of value from your land and the best thing? It’s all bespoke. Every step of this process will be custom to you & your needs.

  • Land Assessment

    Our team will assign you a dedicated account manager, we will arrange a free Land Assessment and make an appropriate offer.

  • Joint Venture Offer

    A joint venture offer will be presented to you.

  • Planning Permission

    This stage involves applying for and managing your planning permission. We handle everything on your behalf at no cost to you and at our risk.

  • Ground Works

    If planning is successful, we begin laying down the groundworks and mapping your lodge placements.

  • Bespoke Lodge Creation

    Now you’ll need some lodges to go on those plots, we partner with only the very best of lodge manufacturers to create each lodge perfect for your new park.

  • Marketing and Sales Support

    At this stage, we provide your park with a dedicated team of marketers and sales people that will brand your park and sell your homes for you. 

  • Park Handed Over

    After all the homes have been sold and your park has been branded we pass the park back to you. You are now the proud owner of one of the nations most promising parks! Enjoy your legacy.

Of course, you wouldn’t want to hand over your land without reading a case study first. Our new Land Owner has very recently acquired an area of land in the beautiful Cornish countryside, nestled near the idyllic village of Pensilva, this 4-acre plot at the foot of Bodmin Moor and has views of Dartmoor and the River Tamar.

He wanted to use this space to his benefit and with over 35 years experience in the lodge building community, he knew that turning his land into a park was something that has the potential to garner a large profit. However, the process of turning land into a fully-fledged park with lodges to boot can seem daunting to an individual. Planning applications, organising groundworks, designing lodges, landscaping & infrastructure – It’s a lot of work to organise and know the fair prices of. 

That’s where Paladin Park Homes came in. He came to us with an idea, we sat down with him and went through his vision step-by-step, we visited his land, planned where the bases would go and designed his bespoke lodges for him. This cost him nothing. We also increased the size of the park itself, meaning that there was more opportunity to put lodges down, and in turn, increase the park value.

Now, with the lodges designed and groundworks starting, Pensilva is coming along nicely. Our landowner expects the whole park of around 15 plots to sell out within 3 years and we don’t see anything stopping that.

With Paladin Park Homes, our landowner turned 4 acres of unused pasture land to £50,000 a plot. Lodges are priced from £249,000, with an annual ground rent of £3,400 per lodge. He will see his land increase by over 200% in total after the transformation has been completed.
