The Proof is in the Pudding
Of course, you wouldn’t want to hand over your land without reading a case study first. Our new Land Owner has very recently acquired an area of land in the beautiful Cornish countryside, nestled near the idyllic village of Pensilva, this 4-acre plot at the foot of Bodmin Moor and has views of Dartmoor and the River Tamar.
He wanted to use this space to his benefit and with over 35 years experience in the lodge building community, he knew that turning his land into a park was something that has the potential to garner a large profit. However, the process of turning land into a fully-fledged park with lodges to boot can seem daunting to an individual. Planning applications, organising groundworks, designing lodges, landscaping & infrastructure – It’s a lot of work to organise and know the fair prices of.
That’s where Paladin Park Homes came in. He came to us with an idea, we sat down with him and went through his vision step-by-step, we visited his land, planned where the bases would go and designed his bespoke lodges for him. This cost him nothing. We also increased the size of the park itself, meaning that there was more opportunity to put lodges down, and in turn, increase the park value.
Now, with the lodges designed and groundworks starting, Pensilva is coming along nicely. Our landowner expects the whole park of around 15 plots to sell out within 3 years and we don’t see anything stopping that.
With Paladin Park Homes, our landowner turned 4 acres of unused pasture land to £50,000 a plot. Lodges are priced from £249,000, with an annual ground rent of £3,400 per lodge. He will see his land increase by over 200% in total after the transformation has been completed.
